How to find a private rental or home.

Browse Convass for private rentals across the GTA. Every listing is posted by the property owner — no rental agents or commission-driven middlemen.
Step 02
Message the owner
Send a direct message to the landlord with your move-in date, household details, and questions. Owners typically reply within one business day.
Step 03
Tour and apply
Book an in-person viewing or a live video tour. When you're ready, submit the standard Ontario rental application with references — Convass keeps documents inside the platform.
Step 04
Sign the lease
Sign the Ontario Residential Tenancy Agreement (form 2229E) digitally on Convass. Last-month's rent deposit is paid directly to the landlord per the Residential Tenancies Act.

Is selling without a realtor legal in Canada?
Yes. Every Canadian province lets you sell privately.
There is no provincial or federal law in Canada requiring a licensed realtor in a residential real-estate transaction. You will need a real-estate lawyer to close (this is required in Ontario, Alberta, BC, and most other provinces). A lawyer typically charges $1,200–$2,500 versus the $25,000–$60,000 realtor commission you'd otherwise pay on a typical Toronto home.
Approximately 8–12% of Canadian home sales currently happen privately, and that share has been growing as platforms like Convass make the process easier. Buyers can still bring a buyer-agent; many private sellers offer a 2–2.5% co-operating commission to attract MLS-represented buyers while still keeping the seller-side commission.
